Last fall my brother-in-law Mark decided to re-roof his house himself and he's a smart guy who runs a dental practice so he's definately not afraid of numbers. Spent an entire Saturday on his laptop with three different calculator apps and still ended up ordering 8 bundles too many. When I asked him what went wrong he shrugged and said "I just didn't trust any of the answers so I kept adding more." Fair enough. I guess. Can't really blame him.

That's the thing about roofing calculators and they're only confusing if you don't know what's happening under the hood. Once you understand the three categories that actually matter (shingles, underlayment, flashing) the numbers pretty much figure themselves out. Most of the time anyway. Your roof might disagree, lol.

First, The Actual Roof Area

You can't use the square footage of your floor plan because the roof is sloped and there's more surface up there than down here. For a 6/12 pitch (6 inches of rise for every 12 inches of run) the multiplier is about 1.12 and that little number makes a huge difference. Believe me on this one. Huge.

A house that's 40 ft long and 20 ft wide has an 800 sq ft footprint for one side and you double that for both sides of a gable roof to get 1,600 sq ft. Multiply by 1.12 for the pitch and you land at 1,792 sq ft of actual roof area and divide by 100 to get roofing squares: 17.92. Just round to 18 and you'll thank yourself later for keeping the numbers clean.

Shingles By The Numbers

Three bundles cover one square for standard three-tab shingles so eighteen squares means 54 bundles before waste and the math is simple enough that you can do it in your head basically. Not rocket science.

Waste depends entirely on how complicated your roof is and a simple gable with barely any cuts might get away with 10% while a roof with four valleys and three dormers needs 15% minimum. I learned this the expensive way on a friend's craftsman bungalow that had dormers everywhere and we hit almost 18% waste before making a panicked second order on a Tuesday morning. Not my finest moment tbh. Brutal.

For a basic roof at 10% waste: 54 times 1.10 gives 59.4 so call it 60 bundles. At 15%: 54 times 1.15 gives 62.1 so call it 63 bundles. Either way you're rounding up because the lumberyard doesn't sell half bundles and I've asked, just in case you were wondering.

And seriously buy an extra bundle or two for future repairs because matching shingle colors five years from now is basically impossible and I'm not exaggerating even a little bit. I have two bundles of "weathered wood" sitting in my shed right now from a repair three years ago and they saved me when a branch took out a few shingles last spring. Perfect match and no hunting through discontinued product lines or whatever other headache comes with trying to match old roofing materials.

Underlayment Comparison

Underlayment goes over the bare deck and under the shingles and your two real options are felt paper or synthetic. Both work fine for diffrent reasons and neither one is magic. Just materials.

For 1,792 sq ft with 15-lb felt: 1,792 divided by 360 equals 4.98 rolls and you call it 5 and stop thinking about it. With synthetic: 1,792 divided by 900 equals 1.99 rolls and you call it 2 and same advice applies.

Felt costs about $100 to $125 total for this roof while synthetic runs $100 to $160 so the price difference is honestly not that dramatic when you look at it. Doing the work yourself with possible weather delays? Synthetic wins. Hands down. Shingling immediately on a clear weekend where every dollar counts? Felt is fine and has been for decades. Pick your poison sort of. Or whatever works for your roof and your wallet.

I used felt on my first two DIY roofs and switched to synthetic for the third and I'll never go back. Lighter to haul up the ladder and doesn't tear when you walk on it and I'm not going to pretend felt is worthless either because generations of roofers used it successfully before synthetic even existed as a consumer product. Different tools for different eras I suppose.

Flashing: The Leak Preventer

Flashing is metal strips that go around anything poking through the roof like chimneys, vent pipes, valleys, walls, the whole collection of roof penetrations. Skip this calculation and you'll have water in your attic within a year or maybe sooner if you live somewhere that actually gets real rain, which is most places honestly.

Valleys need flashing measured to their exact length and a 20 ft valley takes 20 ft of valley flashing while a standard chimney kit covers about a 3 ft by 3 ft chimney. Pipe vents need one pre-formed boot each (usually 3 to 5 per house) and drip edge runs the entire perimeter of the roof and for a 40 ft by 20 ft house the perimeter is about 120 ft plus whatever overhangs and eaves you're dealing with.

Quick cost snapshot: valley flashing at $15 per 10 ft section (2 sections needed is $30) plus chimney kit at $40 plus pipe boots at $10 each times 4 is $40 plus drip edge at $8 per 10 ft piece times 12 is $96 and total flashing comes to about $206. That's probably close enough for budgeting purposes anyway.

The Full Cost Picture

Here's everything for that 1,792 sq ft roof (18 squares) with architectural shingles and DIY labor and the usual hardware store run that somehow always costs more than you expect:

With taxes and whatever random stuff you'll inevitably need (extra caulk, replacement blade for the utility knife, another box of nails because you lost one somewhere) call it about $3,100. Give or take a hundred bucks. Generous estimate tbh.

Hiring a contractor adds $150 to $300 per square for labor and on 18 squares that's another $2,700 to $5,400 bringing the total job with a pro somewhere between $5,800 and $8,500 depending on your market, the season, how busy the good crews are that month, whether materials prices have spiked lately, etc etc.

Stuff That Trips People Up

Steep roofs have way more surface area than you think and a 12/12 pitch adds 41% more area versus the footprint and skipping that multiplier leaves you hilariously short on materials like laughably, disastrously short. Starter shingles for the first course along the eaves are a seperate product entirely and you need about 1 bundle per 40 linear ft of eave. Complex roofs with lots of valleys and dormers demand 15% waste minimum not the standard 10% that most calculators default to. Ridge caps need their own calculation too since each bundle covers roughly 35 linear ft of ridge and most people don't measure the ridge separately and then they wonder why they ran out.

Metal roofing uses different math entirely with waste running lower at 5 to 8% but the panels, underlayment, and fasteners are all different products and wrong calculator means wrong answer. No shortcut around that one. Honestly.

Tear-off of old shingles costs $30 to $60 per square and for 18 squares that's $540 to $1,080 you should budget for unless you're layering over existing shingles. I don't recommend layering though because two layers max is the rule and only if the existing layer is in decent shape and your local building code allows it and most inspectors hate seeing more than one layer up there anyway.

Weird roof shapes need to be broken into triangles and rectangles with each section calculated separately and apps like RoofSnap or GAF QuickMeasure can help. I still double-check the measurements by hand though because computers make mistakes and a roof is an expensive thing to get wrong no matter how you slice it, you know?
